Residential is split into renting, selling and managing because those are different customers. Commercial isn't — the same owner usually needs two of the three, often all three, on the same asset. So we kept it as one service.

01 · Leasing

Office and retail space, let on terms that hold

An empty commercial unit costs you every month it sits. But the wrong tenant on a loose lease costs more — for years. We market the space properly, qualify who is actually behind an enquiry, and then negotiate the clauses that decide whether the next five years are quiet or painful.

If you're the one looking for space, we work the same brief from your side: what you need, where, how much frontage or floor plate, and what you can realistically commit to.

  • Marketing and qualified enquiries. Photographs, a proper floor description and a listing that states area, frontage, power, parking and access — so the businesses that visit are the ones the space actually suits.
  • The terms that matter. Rent and deposit, lock-in, escalation and when it applies, the rent-free fit-out period, notice on both sides, and who bears common-area maintenance and property tax.
  • The details owners forget. Chargeable versus carpet area, parking allotment, sanctioned power load and backup, signage rights, permitted use, and the condition the space must be reinstated to at exit.
  • Documentation and registration. The lease drafted, checked and signed — and registered where the term runs beyond eleven months, with stamp duty and charges settled as the lease says, not argued about later.

Buying or selling a commercial asset

A commercial building is priced by what it earns, not by what the neighbours are asking. We value it against comparable transactions and achievable rent, so the number you go to market with is one a serious buyer or an investor's spreadsheet will recognise.

On the buying side we do the unglamorous part: title and encumbrance checks, approved plan and occupancy documents, tax receipts, project registration where the building is RERA-registered, and what the existing leases actually commit you to if the property comes tenanted.

  • An honest valuation. Based on comparable deals and the rent the space can realistically hold — not a flattering figure to win the listing and then chase down for six months.
  • Genuine buyers only. Enquiries screened before anyone walks your floor, and a targeted approach to occupiers and investors rather than an open portal parade.
  • Documents checked before money moves. Title flow, encumbrance certificate, approved plan and occupancy position, dues and tax receipts, and the tenancy schedule if the asset is let.
  • Through to registration. Negotiation on price and terms, agreement to sell, sale deed, and the registration appointment coordinated. Your CA and advocate handle tax and title opinion; we make sure they get what they need on time.

03 · Management

Running it once the business is inside.

Commercial management is mostly memory. An escalation that was due in year three and nobody applied. A renewal notice window that closed. A deposit that never got reconciled at exit. Each one is quiet, and each one is money.

We keep the lease's obligations on a calendar and act on them, collect and follow up the rent, and stay the single number your tenant calls — so you hear from one person instead of from a problem.

  • Rent and invoicing. Collection and follow-up, invoices raised correctly for a commercial letting, and a clean record of what was billed, received and outstanding.
  • Dates that are never missed. Escalations applied when they fall due, renewal and notice windows flagged ahead of time, deposits and lock-in tracked against the lease.
  • The building looked after. Maintenance and vendor coordination, common-area and society liaison, repairs approved against a limit you set, and inspections you get photographs from.
  • One named manager. The same person for you and for your tenant, reachable on WhatsApp, working in your timezone if you're abroad — exactly as in our residential management.

We see the space

A site visit and a straight brief: area and how it's measured, condition, power, parking, access, permitted use, and what the property can realistically command to lease or to sell.

Position and find the party

Photographs, a proper description and targeted marketing — then screening, so only businesses or buyers who can actually proceed come through your door.

Negotiate and document

Heads of terms agreed in writing first, then the lease or the sale documents drafted, checked, signed, stamped and registered where required.

Handover — and after

Fit-out coordination, a documented handover with photographs and meter readings, and ongoing management from the same team if you want it.

We publish a single, flat fee for residential management because residential homes are comparable. Commercial isn't. A single retail unit, a full office floor let to one company, and a building with several tenants on different leases are three different amounts of work — so quoting a rate card here would only mean over-charging some owners and under-serving others.

Instead: we look at the property, understand what you need — lease it, sell it, run it, or all three — and give you the fee in writing before any work begins. No charge for the first assessment, and nothing deducted from rent or from a deposit without your sign-off.

Questions owners and occupiers ask

Do I need separate agents for leasing, selling and managing?

Not with us — that's the whole point of keeping commercial as one desk. The person who leases your unit is the person who knows what it should sell for, and the person who manages it afterwards. The handover between three different firms is exactly where information gets lost.

Is GST charged on commercial rent?

Renting premises for business use is a taxable supply, unlike a residential dwelling let for residence — so a registered landlord invoices commercial rent with GST, and the tenant normally claims input credit on it. We set the invoicing up correctly and keep the records; your chartered accountant stays the final word on registration and filing.

Does a commercial lease have to be registered?

A lease running beyond eleven months is registrable, and stamp duty and registration charges apply. Who bears them is a term of the lease, so it should be settled before signing rather than argued about at the sub-registrar's office. We prepare the document and coordinate the appointment.

Which lease terms should I be most careful about?

The rent is rarely the clause that costs you later. Lock-in period, escalation and when it applies, the rent-free fit-out period, notice on both sides, who pays common-area maintenance and property tax, signage and parking rights, and the condition the tenant must reinstate the space to at exit — those are the ones we negotiate hardest.

Can you manage a commercial property while I live abroad?

Yes. Most Stone Hill owners are NRIs. We collect and follow up rent, invoice it, coordinate maintenance and vendors, track escalations and renewals so a revision is never missed, and send inspection photographs — with updates on WhatsApp in your timezone. The NRI desk works the same way for commercial owners.

What does Stone Hill charge for commercial work?

It's quoted per property rather than from a rate card, because the work varies so much between a single retail unit and a multi-tenant building. We look at the space and the brief first, then put the fee in writing before anything starts. The first assessment is free.
