How do I get started?

Send us the basics — where the property is, what it is, and whether you want it let, sold or managed — on WhatsApp or through the free assessment form. We reply within one business day with an honest read on rent or price and what we'd suggest. There is no fee until we have agreed one with you, in writing.

Where in Hyderabad do you work?

Across the city, with most of the homes we look after in west Hyderabad — Kokapet, Gachibowli, Nanakramguda, Manikonda, Tellapur and the gated communities around them. Many of those communities are ones we work with directly, which is how we reach tenants and buyers before a listing ever goes on a portal.

Can I do everything from my phone?

Yes. Updates, approvals, photo and video reports, rent statements and questions all happen on WhatsApp, so a viewing confirmation or a repair estimate reaches you wherever you are — in Hyderabad or twelve time zones away. You deal with the same named person from the first message to the final signature.

Fees

Is there a fee while the property is vacant?

Our fee is a percentage of the monthly rent, so it's tied to your property earning. How it applies during a vacancy depends on your agreement — we'll walk you through it on the call, before you sign anything, and it will be in writing.

What does tenant placement alone cost?

Placement-only is quoted per property — it depends on the home, the location, and the rent it can command. Message us on WhatsApp with the basics and we'll give you a straight number. The 8.35% figure applies to full management.

When is the fee due?

The payment schedule is set out in your management agreement so there's never a surprise invoice. We'll walk you through exactly how and when it's collected on the call.

Do overseas owners pay more?

No. WhatsApp-first updates, timezone-friendly communication, and photo and video reports are how we work with every owner, in Hyderabad or abroad — the fee is the same 8.35% of monthly rent. Distance costs nothing extra.

Are there charges beyond the 8.35%?

The management fee covers the services listed above. Actual repair and maintenance costs are borne by the owner — we coordinate the work, you see the costs transparently and approve them. Anything specific to your property is discussed before you sign. Selling rather than letting? Sales brokerage is separate from the management fee — it's quoted per property and confirmed in writing before we list your home.

GST: for individual owners the 8.35% is inclusive of GST — what you see is what you pay. For registered businesses and other registered entities, GST is charged in addition at the applicable rate.

Why 8.35% and not a round number?

Because 8.35% of the monthly rent, twelve times a year, works out to one month's rent. We'd rather you remember the fee as "one month's rent a year" than a percentage — it's the simplest honest way to price property management.

How thorough is the tenant screening process?

We run a comprehensive screening on every applicant: background checks, credit assessment, and rental history. Income is verified against payslips using the standard income-to-rent ratio, and where tenants agree, we contact prior landlords for references — only reliable, qualified tenants are shortlisted.

How often do you visit and inspect the property?

We conduct regular site visits and inspections to catch issues early, verify the property's condition, and ensure lease compliance. Frequency follows your agreement and the property's needs — and every inspection comes with a photo report.

Can I request additional site visits?

Absolutely. You can request extra visits whenever you need them — before a family visit, after heavy rains, or ahead of a renewal. They're also a chance to discuss any concerns directly with your dedicated manager.

How are rent and lease agreements handled?

Stone Hill drafts and executes the rental or lease agreement for you, and we customise the terms within legal boundaries to match your preferences — deposit, lock-in, escalation, and maintenance responsibilities all spelled out clearly.

What does full management cost?

We advertise your property across online and offline channels, coordinate viewings with interested prospects, and conduct every site visit ourselves. You hear about serious applicants — not a stream of casual enquiries and no-shows.

How are tenants screened before I say yes?

Every applicant goes through a comprehensive screening: background checks, credit assessment, rental history, and employment and financial stability. Only reliable, qualified tenants are shortlisted for your property — and the final decision is always yours.

Who decides the rent and the deposit?

You do. We bring honest pricing guidance so the property is neither underpriced nor sitting unlet, and we negotiate on your behalf. Deposit, lock-in, escalation, and maintenance responsibilities are all customized to your preferences within legal boundaries — and written clearly into the agreement.

My property is vacant right now. How fast can you find a tenant?

A vacant property is usually the moment owners call us. We won't quote you a guaranteed number of days — no one can honestly promise that. What we control is what shortens vacancy: realistic pricing, marketing on the right channels, and organized viewings run by a team that does this every day. Do you handle the lease agreement and registration?

How do you decide the asking price?

With a professional market assessment of your specific property — its condition, community, and what comparable homes are actually selling for. We'd rather give you an honest number that sells than an inflated one that sits on portals for months.

How long will my property take to sell?

Honestly: it depends on pricing, location, and market conditions, and anyone who promises a fixed timeline is guessing. What we can promise is an honest read on demand at valuation, active marketing, and qualified buyers only — the things that genuinely shorten a sale.

Can you sell my property while I live abroad?

Yes — most Stone Hill owners are NRIs. We coordinate the valuation, marketing, buyer visits, and negotiation while you're away, keep you updated on WhatsApp in your timezone, and walk you through the documents the sale will need well before registration.

Who handles the legal paperwork?

We do. Stone Hill manages the legal documentation through the sale — agreement to sell, sale deed, and registration support — and coordinates the closing so the transfer is smooth and hassle-free.

What does selling through Stone Hill cost?

I live abroad. How do I stay in the loop?

Everything is built for the timezone gap. Updates, approvals and questions happen on WhatsApp, asynchronously, so nothing waits for a phone call at 3 a.m. Regular inspections come with photo and video reports, and one named manager is assigned to your property — when you message, they already know your tenant, your lease and your last repair. Can you handle the paperwork while I'm away?

Yes. We draft and execute the rental or lease agreement on your behalf and customise the terms — deposit, lock-in, escalation, maintenance responsibilities — within legal boundaries, coordinating every step with you over WhatsApp. The parts of ownership that usually force a flight home get done in Hyderabad and approved by you from wherever you are.

Who looks after bills and repairs when I'm not there?

Your manager does. We assist with utility and service bills so payments go out on time and essential services never lapse, whether the property is tenanted or vacant. Repairs are coordinated end to end: you get the issue, the estimate and the photos on WhatsApp, approve from abroad, and see the completed work in the next report. Actual repair costs are borne by you and shown transparently before you approve them.

Do you help with TDS and tax documentation?

We keep clear rent statements and records, organised so you can hand them straight to your accountant, and we assist with the documentation you need for TDS and tax filings. We help with the paperwork; we don't provide tax advice — your chartered accountant remains the final word.

Commercial property

Do I need separate agents for leasing, selling and managing?

Not with us — that's the whole point of keeping commercial as one desk. The person who leases your unit is the person who knows what it should sell for, and the person who manages it afterwards. The handover between three different firms is exactly where information gets lost.

Is GST charged on commercial rent?

Renting premises for business use is a taxable supply, unlike a residential dwelling let for residence — so a registered landlord invoices commercial rent with GST, and the tenant normally claims input credit on it. We set the invoicing up correctly and keep the records; your chartered accountant stays the final word on registration and filing.

Does a commercial lease have to be registered?

A lease running beyond eleven months is registrable, and stamp duty and registration charges apply. Who bears them is a term of the lease, so it should be settled before signing rather than argued about at the sub-registrar's office. We prepare the document and coordinate the appointment.

Which lease terms should I be most careful about?

The rent is rarely the clause that costs you later. Lock-in period, escalation and when it applies, the rent-free fit-out period, notice on both sides, who pays common-area maintenance and property tax, signage and parking rights, and the condition the tenant must reinstate the space to at exit — those are the ones we negotiate hardest.

Can you manage a commercial property while I live abroad?

Yes. Most Stone Hill owners are NRIs. We collect and follow up rent, invoice it, coordinate maintenance and vendors, track escalations and renewals so a revision is never missed, and send inspection photographs — with updates on WhatsApp in your timezone. The NRI desk works the same way for commercial owners.

What does Stone Hill charge for commercial work?

It's quoted per property rather than from a rate card, because the work varies so much between a single retail unit and a multi-tenant building. We look at the space and the brief first, then put the fee in writing before anything starts. The first assessment is free.
