These terms apply to this website and to the Stone Hill owner portal. Using either means you accept them.

Property details, prices, availability and photographs on this site are provided in good faith and can change without notice. Nothing here is an offer or a contract. Before committing to any property you should verify the details, the title and the approvals yourself, and take your own legal advice.

Our services and fees

Our published property management fee is 8.35% of monthly rent — the equivalent of one month’s rent a year. What that includes is set out on our pricing page. Rentals and sales brokerage are charged separately and confirmed in writing before any engagement. Every engagement is governed by the signed agreement between us, which prevails over anything written here.

GST. For individual customers, the fee we quote is inclusive of GST. For registered businesses and other registered entities, GST is charged in addition to the quoted fee, at the applicable rate.

The owner portal

The owner portal is currently closed to public sign-up — we verify each property before it is listed, so listings are created by our team. Where we do give an owner portal access, the terms below apply: you are responsible for the accuracy of what you post and for keeping access to your email secure, since sign-in codes are sent there.

  • You may only list property you own or are authorised to represent.
  • Your listing details and photographs must be genuine and current. Do not upload images you do not have the right to use.
  • Every listing is reviewed by our team before it appears on this website. We may decline a listing, ask for changes, or take a live listing down — we will tell you why.
  • Publishing a listing is not a promise that the property will be let or sold, and does not by itself create a management or brokerage engagement.
  • You keep ownership of what you upload. By posting it you allow us to display it on this website and in related marketing while the listing is live.
  • We may suspend an account that is used for spam, misrepresentation, or listings the account holder has no right to post.

Your privacy

How we handle personal information is set out in our privacy policy.

Limits

We take care to keep this site accurate and available, but we do not guarantee it will be uninterrupted or error-free. To the extent the law allows, we are not liable for loss arising from reliance on website content — as distinct from the services we contract to provide you, where our agreement with you governs.

Governing law

These terms are governed by the laws of India, and the courts at Hyderabad, Telangana have jurisdiction.
